Westside Medical Campus at Savannah Quarters

As Georgia’s fastest growing city per capita, the Savannah suburb of Pooler is primed for development. Savannah is growing westward, Pooler is growing southward, and the Westside Medical Campus at Savannah Quarters is strategically situated along both of these paths of opportunity.

Other major companies in Pooler include Mitsubishi Hitachi Power Systems and JCB North America. Nearby, Savannah/ Hilton Head International Airport serves two million passengers per year, and the newly opened Tanger Outlets boasts 85 designer stores.

The Westside Medical Campus site is near the intersection of I-95 and I-16 and is also bounded by the Pooler Parkway. Adjacent to the site, luxury golf community Savannah Quarters offers a Greg Norman Signature Golf Course and other upscale amenities.

Currently, the medical needs of residents of Savannah’s westside and outlying western counties are met mostly in high-traffic areas in the heart of the city. Using the Westside Medical Campus will save patients 30 to 60 minutes compared to driving to metro Savannah medical facilities.

Pooler experienced a population growth of 62.1% (2000-2010), and 4.1% (2010-2011). Pooler’s labor force rose by 67.3% and the total housing units increased by 71.2% (2000-2010).

Other suburban areas outside of Savannah are also experiencing dramatic growth. Statesboro, home to Georgia Southern University, and Bluffton, South Carolina, home of world-class development Palmetto are dynamic communities attracting an ever-increasing number of young and affluent residents.

The fifteen counties within a thirty-minute drive of the campus are home to 626,374 potential patients and are experiencing population growth six times greater than that of Chatham County in which Savannah is located.

In the ten outlying counties around the campus site:

  • 85% of the population is below the age of 65
  • average household income is $67,861(mean of $56,000)
  • average home value exceeds $164,500 with home equity values of greater than 34%
  • residents enjoy the highest employment rate in Georgia
  • 1,000 jobs were added in 2013

This data does not include the full potential marketplace impact of Effingham and Jasper counties.

The local economy

The region benefits from a well-diversified economy with strong sectors in manufacturing, tourism, education, military, and shipping.

In addition to the companies listed earlier, major manufacturers near the site include Georgia-Pacific Corporation/Fort Howard Group, Imperial Sugar, Weyerhaeuser, International Paper, Brasseler USA, Colonial Oil, BASF Corp Catalyst, and Chatham Steel Corporation.

Savannah’s world-famous Historic District attracted 13.5 million visitors in 2014, supporting a hospitality industry that employs more than 24,000 people. In 2015, Travel + Leisure Magazine ranked Savannah #3 in its list of best cities in the US and Canada.

With six colleges and universities, Savannah is truly a center of education. These institutions of higher learning include:

The Port of Savannah is the fourth largest container port in North America and the second busiest and fastest growing port on the continent.

Fort Stewart, in the city of Hinesville south of Savannah, and Hunter Army Airfield, within the city, are the home of the 3rd Infantry Division, and combine to be the Army’s Premier Power Projection Platform on the Atlantic Coast. Fort Stewart is the largest, most effective and efficient armor training base east of the Mississippi, covering 280,000 acres. More than 25,000 soldiers are based at Fort Stewart and Hunter AAF.

Last year the Port of Savannah, located west of the city, handled 3,346,048 containers, making it the fourth largest container port in North America and the second busiest and fastest growing port on the continent. Nine deepwater berths with 9,693 feet of continuous berthing, two Class I on-terminal rail yards, and immediate access to I-95 and I-16 are the assets that have the Port of Savannah poised for even more growth in the future.
